Personal chefs question

I am a personal chef in Texas. I was wondering if any other PC'S or anyone with an opinion on this could answer a question for me. I am looking at leasing a tiny restaurant that is in a strip shopping center so that I could offer pick up and/or delivery instead of the way I currently run my business. The rent is a little more than I think its worth, but I believe I could hit a break even point not very far into the future. It was a restaurant that served bbq but it hasn't been leased in over a year! My question is do you think that something may be wrong with the property, and should I call building inspection about the property, and could they tell me if it is a usable space (no problems in past or if there were problems)or should I speak to the guy that's leasing it? I know I asked more than 1 question, anyone with any suggestions!

Question? Can anyone supply me with a directory or site with PC help wanted ads. I live in North Florida on the east coast. Actually on a resort island. I have excellent references and am certified, and teach culinary arts. Any info would be great.
