HMR: Lease a kitchen/types of foods

I am looking to start a home meal replacement delivery service and had a couple of questions.

1) What types of foods do consumers want for re-heat HMRs? What sells the best? Do consumers want the basics - roasted chicken, potatoes, etc? Or are they more interested in more "gourmet foods" such as baked maccaroni wiht eggplant and smoked mozzarella or herb ricotta stuffed chicken breast.

2) I am not familar with real-estate within the industry and was intested to find out if it is possible to lease a kitchen, or would I need to build one myself? What is the going rate to lease a small kitchen?

Looking for good advice?!
